As lead consultant from RIBA stages 0 to 7 we were appointed to deliver a new mixed use building that comprises of commercial space (restaurants / cafe) along with residential apartments above and an office.
The site is located directly opposite the beach and construction and health and safety has been a challenge to ensure no danger to the general public in this busy area.
Due to the location of the building (very near the beach) the foundations were required to be piled to depths of 6-8m. This meant a mini piling rig (due to site constraints) was used to install the pre-cast concrete piles.
Due to the mixed use occupancy care and detail has been taken into accordance in the detailed design to ensure the overall development fully complies with the Building Regulations approved documents Part B (fire protection and escape), Part M (disabled access) and Part E (sound resistance). With the apartments being located above the restaurants / cafe areas early detailed discussions and meetings were held with the local building control department.
The project is due to complete in July 2015 but is partially occupied now by the commercial tenant’s on the ground floor areas.
